The Situation

A nice house in a market where nice houses sit

3 bed  ·  3 bath  ·  1,900 sq ft  ·  7,500 sq ft corner lot  ·  Built 1954

Scott owned a fully updated single story home on a corner lot in Woodland Hills, north of Victory near Topanga Canyon. Vaulted ceilings, a marble kitchen with Viking appliances, and a detached garage with side access.

In Woodland Hills, updated homes come on the market every week and plenty of them sit for 45 days and take a reduction. The homes that sell fast and over asking are the ones positioned for the right buyer and priced to create competition on day one.

The Strategy

Four decisions that produced three offers

1

Price one dollar under the search threshold

We listed at $1,149,999, not $1,150,000 or $1,175,000. Buyers search in price bands. Pricing one dollar under $1.15M put the home in front of every buyer searching up to $1.15M, and every agent with a client in that range. More eyes in week one is how you get more than one offer.

2

Sell the upside, not just the house

The detached garage and side access on a corner lot meant real ADU potential. That is a different buyer than someone shopping for three bedrooms. We led with it in the listing, the photos, and the agent outreach, which brought in buyers who saw future value and were willing to pay for it today.

3

Launch with an open house, not a trickle of showings

Instead of letting buyers see the home one at a time over three weeks, we went live and held an open house the first weekend. Buyers who see other buyers walking through a home behave differently. They decide faster and they offer stronger.

4

Negotiate the offers against each other

Three offers in nine days, all after that first weekend. I presented them side by side so Scott could see price, financing strength, contingencies, and timeline, not just the top line number. The winning offer came in at $1,200,000.

The Result

$1,200,000. Sold in 9 days.

$50,001 over the asking price. Closed July 14, 2025.

What This Means For You

It was not the market. It was the plan.

The home did not sell over asking because Woodland Hills was hot that month. It sold over asking because the price, the positioning, and the launch were set up to produce competition before it ever went live.

That is the same 18 point plan every one of my listings runs on. Across all of them, my listings average 17 days on market at 101% of list price.
